The most expensive construction mistakes are made before construction. A site with unexpected soil conditions, a zoning constraint that caps your programme, a utility connection nobody priced - none of those are fixable once you own the land.
PeakCM supports owners through the front end: assessing sites for what they will actually cost to build on, translating a business plan into a building programme, and putting real construction numbers behind the pro forma a lender is going to test.
This is where our two sides meet. A builder's view of a site is different from a broker's, and a construction budget written by the people who will be responsible for hitting it is a different document from one written to make a deal work.

Development FAQs
Do you develop your own projects, or only support owners?
We support owners on their projects. Development work under the PeakCM name is client work. Jerry Davis's own development portfolio is presented separately at PCM Development.
Can you evaluate a site before we buy it?
Yes, and that is when the evaluation is worth the most. We look at what the site will cost to build on rather than what it is listed at - access, utilities, soil and drainage, demolition, and whether zoning actually permits the programme you have in mind.
Will your numbers hold up with a lender?
Our construction budgets are built from quantities and current subcontractor pricing, with assumptions and contingency stated. That is the kind of documentation lenders and their consultants can test, which is generally what they are looking for.
Do you work on adaptive reuse?
Frequently. A large share of our portfolio is renovation and adaptive reuse rather than new construction, across healthcare, hospitality, education and commercial buildings. We can tell you early whether converting an existing building is genuinely cheaper than replacing it.
